Typically, this procedure involves collaborative efforts between a licensed surveyor, a civil engineer, and a land planner.
The land planner is responsible for conceiving a preliminary layout of the upcoming lots, ensuring sufficient space for roads and retention areas for drainage. Meanwhile, the civil engineer is tasked with designing plans for the utilities and drainage systems that will cater to the needs of the newly created lots. It falls upon the licensed surveyor to accurately calculate the boundaries of the new lots, meticulously draw the plat, and then submit it for evaluation by the local governing body.
