Paying too much for flood insurance? An elevation certificate can lower the premium.

Flood insurance is rated on the elevation of your lowest floor relative to the base flood elevation. Many South Florida homes are rated without a certificate — or with an outdated one — and pay more than they should. A current certificate gives your agent the numbers to re-rate the policy, and if the structure sits above the base flood elevation, we can support a LOMA to remove it from the high-risk zone.

  • Re-rate the policy with a current certificate on the latest FEMA form
  • LOMA / LOMR-F application support when the home qualifies
  • 48-hour priority when the renewal or closing date is close

What is an elevation certificate?

A FEMA form completed by a licensed surveyor that documents the elevation of your building's lowest floor, garage and machinery relative to the base flood elevation. Insurance companies use it to rate flood policies; counties use it for permits; FEMA uses it for LOMA applications.

How long does it take?

Two to five business days from the site visit. With 48-hour priority the certificate is delivered within two business days of the visit — ask for it when the renewal or closing date is close.

Can an elevation certificate lower my flood insurance?

Often, yes. If your lowest floor is at or above the base flood elevation, a current certificate lets your agent re-rate the policy. We cannot promise a specific saving, but we can tell you after the visit what the numbers show.

Do you help with LOMA applications?

Yes. If the certificate shows the structure is above the base flood elevation, we prepare the survey documentation for a LOMA or LOMR-F so you can request removal from the high-risk zone.

What do you need from me?

The address, what the certificate is for and, if you have it, the old certificate or the flood insurance declaration page. Someone should be home if the crew needs access to a crawlspace or an enclosed garage.
